This project was developed with Government Order (G.O. Rt No.229) from the Housing Board Department of the Government of Andhra Pradesh now Government of Telangana, dated September 15, 2001.

The order concerns a joint venture housing project at Pocharam Village, R.R. District, in collaboration with CESMA International Pte Limited, Singapore.

Key Objectives and Approvals

  • Special Scheme Status: The project is designated as a “Special Scheme” to utilize 250 acres of land that had been idle for 20 years.
  • Services Authorized: The Vice-Chairman and Housing Commissioner of the A.P. Housing Board is permitted to engage CESMA International for:
    • Master Planning: At a cost of Rs. 31,32,000/-.
    • Architectural Services: For 1,000 houses at a cost of Rs. 1,30,44,350/-.
  • Water Supply: Survey reports from the Ground Water Department identified 20 bore-well points, with 4 already drilled, expected to provide water for approximately 5,000 houses.

Allotment Conditions

The government prescribed specific conditions for this project to make it more attractive to the public:

  1. Eligibility: Open to all Indian residents and NRIs with no reservations in allotment.
  2. No Income Limits: No income limits are prescribed for applicants.
  3. Simplified Documentation: Applicants do not need to furnish “No House” or “Income” certificates.
  4. Guaranteed Possession: Possession is guaranteed within 24 months.
    • Penalty for Delay: If delayed beyond 24 months, allottees receive a monthly rebate of Rs. 3,000/- on the flat cost.
  5. Fixed Cost: The notified cost will be the final cost.
  6. Infrastructure: The Board will initially fund social infrastructure, including schools, health centers, and shopping malls, as these are currently unavailable in the vicinity.

The order was issued by N.S. Hariharan, Principal Secretary to Government, by order and in the name of the Governor of Andhra Pradesh now Government of Telangana.
